By Q2 2026, average net cold rent for existing apartments sat around €21.44 to €23.70 per m². New builds averaged about €27.10 per m². In prime districts such as Altstadt-Lehel, Schwabing, and Maxvorstadt, stock often runs €22 to €27 per m², so a standard two-bedroom family flat can cost €1,300 to €2,600 in cold rent alone.
